Privatized housing meeting addresses resident’s concerns

Moody's privatized housing project owners, Hunt Pinnacle Communities, LLC, held a meeting Dec. 10 to address resident's concerns.

HP Communities, LLC, assumed operation and management of Moody's privatized housing project Nov. 5 from American Eagle Communities due to construction cost overruns and failure to meet deadlines. The current owners underwent a consensual sale process with lenders and the Air Force in order to take over the project.

The housing project, called The Landings at Moody, includes completing the infrastructure of 50 units at Magnolia Grove and renovating 300 units at Quiet Pines.

The following concerns were addressed at the meeting:

-Landscaping and construction companies for property management will be the same vendors and clean-up projects are scheduled for spring and fall of 2009.

-Maintenance procedures have also changed. Currently work order requests must be submitted and response times are as follows. One hour for emergencies, within two hours for urgent fixes and within 72 hours for routine checks.

-Renovations conducted at Quiet Pines will not require residents to temporarily move out. These renovations include installation of new windows, heating, ventilation and air conditioning units, gas meter replacement and roof replacement.

-Current families with the longest length of residency are eligible for a home at Magnolia Grove. They must not be slated for a permanent change of station within 12 months from their move in date to the new housing area. Four homes will be reserved for command positions.
