'Hot' reminder from the Legal Office: Landlord-tenant series: SCRA and terminating a lease
The Servicemembers Civil Relief Act (SCRA) provides a method for active duty members and dependents to terminate their home or apartment lease early. This benefit applies to permanent changes of stations, deployments longer than 90 days or pre-service leases.

The first step in a SCRA lease termination is to provide written notice to the landlord of your intent to terminate the lease and provide a copy of your PCS or deployment orders. This can be dropped off in person or sent by mail. If it is mailed, send with it a "return receipt requested" so you know the landlord received your notice.

The next step is to continue paying rent until the final termination date. If notice is properly given, then the termination date will be based on what type of lease you have. Month-to-month leases terminate 30 days after the first date the next rental payment is due. Any other leases, such as a one-year lease will terminate the last day of the month following the month proper notice is given. This means if you gave notice in the middle of January, you would be liable to pay rent through February.

To review your lease or clarify any questions regarding landlord-tenant issues, make a legal assistance appointment by calling the 23rd Wing Legal Office at 229-257-3414.

Legal Office closure
The 23rd Wing Legal Office will be closed Dec. 14 for an official function. The office will reopen at 8 a.m., Dec 15 for regular customer service. For immediate assistance, call the on-call phone at 229-561-5243.

Tax Center volunteers needed
The 23rd Wing Legal Office is looking for Airmen, retirees and civilians to volunteer for the 2011 Tax Center.

They will be asked to volunteer at least one four-hour shift each week to assist Airmen in preparing their taxes. While prior experience is welcomed, it is not necessary. Each volunteer will receive a week of training from the Internal Revenue Service, scheduled for Jan.18 to 21, 2011.

If you are interested in this opportunity, please contact Capt. Eric Selke or Tech. Sgt. Amy McClure at 229-257-3414.

VTC capabilities
The 23rd Communications Squadron offers complete video conferencing for official Moody-related meetings. Video teleconferencing allows for a real-time video session between two or more users residing in two or more locations. This tool allows for more efficient telecommunications and saves the government time and money when compared to traveling. VTCs can be used for group meetings, discussions, teaching, training, etc. If you feel you could benefit from this technology and would like to hold a meeting in building 757, fill out a VTC request form from the 23rd CS Portal page and send to 23csscxkvtc@moody.af.mil. All requests must be submitted two weeks prior to date of projected VTC request date.
